Delaware's First CRE Intelligence Platform

Every permit, sale, and signal
in Delaware CRE. One dashboard.

CRE-BI monitors 22 public data sources across all three counties and Wilmington — so you see opportunities and distress signals before anyone else.

650,000+ Events tracked
47,000+ Commercial properties
22 Data sources
3 Counties + Wilmington

Built by a Delaware CRE operator who got tired of checking a dozen county portals every week. Currently in early access.

Delaware CRE data is scattered, stale, and slow

The information exists in public records. It's just buried across a dozen county websites that haven't been updated since 2005.

Hours of manual research

Checking NCC, Kent, Sussex, and Wilmington portals individually. Copy-pasting into spreadsheets. Hoping you didn't miss something.

🔍

Opportunities found too late

By the time you spot a distressed property or new development permit, your competition has already made the call.

💰

National platforms miss Delaware

CoStar charges $500-1,500/mo and still only pulls from 2-3 sources. Delaware-specific data like sheriff sales and evictions? Not there.

Intelligence that works while you don't

Automated collectors run 24/7. You get the finished product — filtered, enriched, scored, and ready to act on.

Built by a Delaware CRE operator

We manage 18 commercial properties across Delaware. We got tired of checking a dozen county portals every week, copy-pasting into spreadsheets, and hoping we didn't miss a sheriff sale or rezoning. So we built the tool we wished existed — and now we're opening it up to other Delaware CRE professionals.

Frequently asked questions

Where does the data come from?

Every data point comes from public records: county GIS portals, recorder of deeds, building permit systems, JP court dockets, FEMA, EPA, and CFPB. We don't estimate or project — every number has a verifiable source.

How current is the data?

Our automated collectors run daily across all 22 sources. Most events appear in CRE-BI within 24 hours of being recorded by the source agency. You can see the last update time for every data feed on the dashboard.

What geographic area do you cover?

All three Delaware counties (New Castle, Kent, Sussex) plus the City of Wilmington. Full coverage of every commercial parcel. We're Delaware-only by design — depth over breadth.

How is this different from CoStar or Reonomy?

Those platforms cover the whole country but only pull from 2-3 sources per market. CRE-BI pulls from 22 Delaware-specific sources, including permits, evictions, sheriff sales, and planning applications that national platforms don't track. And we cost 50-75% less.

Can I try it before I pay?

Yes. Our free tier gives you a weekly email digest with the top 10 opportunities and notable sales. No credit card required.

What does "signal scoring" mean?

Our engine analyzes multi-event patterns on each property. For example, a parcel with stacking permits and a recent ownership change scores high on opportunity. Delinquent taxes plus eviction filings score high on distress. You see ranked lists of the top 25 in each category.

How do I get access?

CRE-BI is in early access. Request access via the form above and we'll be in touch. Early access is free while the product is in development.

Will there be paid tiers?

Yes — plans for brokers, investors, and institutional users are planned. Early access users will hear about pricing first and receive founder-level rates.
